The Valuation and Consulting Department of Scot Holland CBRE regularly conducts appraisal and analytical work on the real estate market in Central Asia and the Caucasus, including Uzbekistan, Kyrgyzstan, Kazakhstan, Azerbaijan, and Armenia.
The purpose of conducting a comprehensive analysis and assessment of the real estate market, including the rental market, is to provide an information base for decision-making related to the placement and activities of foreign diplomatic missions in the specified countries.
The following tasks are carried out as part of this work:

Available options for apartments, private houses, and other properties suitable for purchase or rent are studied, taking into account requirements for security, infrastructure, and legal clarity.
- Study of real estate market mechanisms
Factors affecting pricing, supply and demand structure, and market development dynamics in each country are assessed.
- Analysis of legal aspects of transactions
Procedures for buying, selling, and renting real estate are examined in detail, including document requirements, notary participation, registration actions, restrictions for foreigners, and risks associated with the legal status of properties.
- Assessment of construction costs for office and residential properties
Approximate costs for building houses, including materials, labor, utility connections, and compliance with building standards, are analyzed.
- Study of the developer market
Monitoring of leading developers’ activity, reputation, ongoing projects, adherence to construction deadlines, and quality of execution is conducted.
- Comparative location analysis
Areas are evaluated in terms of transport accessibility, safety, availability of social infrastructure, and favorable urban environment.
The collected data is used to prepare recommendations aimed at optimizing real estate selection for diplomatic missions and assessing the investment attractiveness of specific market segments.
